2011 big country roof maintenance

Hey all, I hopped up on my roof the other day for the first time in awhile and found some gaps in the caulking. I've gathered I need to use Dicor's self-leveling sealant to re-caulk the seams. I've also noticed the roof itself appears pretty worn, and leaves a chalky white on my hands/knees. Should I look into applying a couple fresh coats of Dicor's epdm rubber roof coating to give it more life (https://www.amazon.com/gp/product/B...c8fb127597e8a11279a0f132352b&language=en_US)? I haven't noticed any soft spots in the roof, so I don't think there's any water damage. There is a small ballooned part of the roof membrane about a foot or so behind the AC. I plan on doing a thorough job re-caulking around the AC to make sure no water is ingressing through that.

Is using the rubber roof coating + re-caulking the seams generally sufficient for reinvigorating an aging, but functioning roof? I live in it full time in western NC. It has sun exposure from about 9am-4pm.
