Current Thought on Best Slide Seal Conditioner/Preserver

I have found sections of the top slide seal bulb strips decomposing into rubber "Goo", and have ordered 36 feet of the bulb strip on E-Bay to replace it, at about $2.00 a foot. What is the current wisdom from this esteemed group as to the best treatment to use on these seals to prevent this condition of deterioration?

I have always cleaned mine and then applied 303 Protectant and that has worked for me on door gaskets on my vehicles as well.
