It is advertised that the one piece rubber roof has a 12 year warranty. What does the warranty cover?
If, upon inspection by the seller, or Seller's authorized designee, the membrane shows premature deterioration to the point of failure because of weathering, Seller's liability and buyer's remedies are limited at the seller's option to providing repair material for the original membrane, or replacing the membrane. Seller will replace the membrane for five years from the original purchase date or prorate the value towards new membrane based on the remaining months or unexpired warranty for six years through twelve.

My 2014 Big Horn's rubber roof has separated from the roof, sealant seems to have let go, at the end of the second season of use. It sound like the warranty only covers the material and not poor quality of installation. The local dealer said it could not be resealed and would have to be replaced at a cost of Approximately $10,000.
How much of the rubber roof has searated? The adhesive they use, if they still use it, is water based and will separate if water gets under the roof.

It has separated back to the first AC, app 4 feet back. Do not see anywhere water could have gotten under the rubber.

On my previous SOB the same thing happened. The place that was going to install the new roof look around the a/c and found where the rubber was separated. Called the trailer manufacturer and they agreed to pay for the new roof. They admitted that it was a installation problem.
