One Piece Rubber Roof

It is advertised that the one piece rubber roof has a 12 year warranty. What does the warranty cover?

Dicor makes the roofing material and provides the 12 year warranty against defects in the material. From the Dicor website.

If, upon inspection by the seller, or Seller's authorized designee, the membrane shows premature deterioration to the point of failure because of weathering, Seller's liability and buyer's remedies are limited at the seller's option to providing repair material for the original membrane, or replacing the membrane. Seller will replace the membrane for five years from the original purchase date or prorate the value towards new membrane based on the remaining months or unexpired warranty for six years through twelve.

The thing that is not so great is the fact they sell you on the fact the roof material is covered under warranty for 12 years. Its great stuff. But the caulked seems, and cut outs where that caulk is sitting may or may not crack, and leak. With all RV's they say to inspect the roof caulking every 6 months. If you get a leak, and there is issue, most likely its not the one piece rubber roof thats the problem. So your 12 year warranty is not going to help you.

My 2014 Big Horn's rubber roof has separated from the roof, sealant seems to have let go, at the end of the second season of use. It sound like the warranty only covers the material and not poor quality of installation. The local dealer said it could not be resealed and would have to be replaced at a cost of Approximately $10,000.

You might try injecting adhesive in several places through small holes and then seal the holes with small Eternabond patches.

How much of the rubber roof has separated? The adhesive they use, if they still use it, is water based and will separate if water gets under the roof.

It has separated back to the first AC, app 4 feet back. Do not see anywhere water could have gotten under the rubber.

On my previous SOB the same thing happened. The place that was going to install the new roof look around the a/c and found where the rubber was separated. Called the trailer manufacturer and they agreed to pay for the new roof. They admitted that it was a installation problem.

I just heard from the repair center and they told me that the opening for the AC was cut to large and air was getting under. The problem could not be seen until the AC cover was removed. Sounds like a factory defect to me, but Heartland has refused to pay or even to share the cost. Just like the cabinet doors, all have fallen off because the hinge holes were cut to large. I have had to remove and glue every cabinet door. Heartland acknowledged this problem but offered no help.

Sounds like mine. The main AC had an air leak. I removed the top unit to fix it and found the roof material had been folded over itself and was not laying flat causing an air gap. I straightened it out and put the AC back. Glad I found it before any real damage.

No, I purchased the unit 17 months ago.
