Water seeps out of Toilet

I posted this before, the key to keep the toilet in operation is to keep the seal clean and lubed. I used space-age 303 product. Works good on all rubber seals, the slide seal also including the seal on the rooftop vents.

I had the same problem and was told to smear the ball with vaseline and the toilet has never leaked down again.
