Need info fast. Monday getting a 3010 TT

Well, I found a nice 2008 3010 Toy Hauler Travel Trailer that I like. Selling for $??,??? with WD Hitch thrown in (probably a cheap one) and no sales tax (Montana resident!!! love the Army). Its a 2008 in really really good shape. It has the 5.5 generator and dual electric beds. I think everything else is standard.

19" tv
20 ish foot awning
1 Fantastic fan.
GVRW is like 13,000 lbs
1 AC unit.

I'd like a brochure if anyone has one.

Also, anyone have specifications:
Fresh is 110 I believe
Gray?

empty tongue weight?
approximate fully loaded tongue weight?
Quality?
Issues?
Things to inspect?

Comments on what to look for and is this a decent unit?
I plan to put two 600 lb ATV back there and IF it fits, possible a 3rd 400 lb one.
What should I inspect pre purchase? I've owned: 12' truck camper, 21" 5er, 12' truck camper, 12.5' truck camper with slide so know where and how to look for water issues and such. Are there other areas that need to be looked closely at before I purchase?
I have a 1 ton 2007 dually Duramax with a 21,000 lb hitch (aftermarket).
I found enclosed heated underbelly. How good is this in the cold?
60lb of propane doesn't seem like much. How is only 60 lbs?
Does my price sound good? I don't think I can get him a $1 lower.
I'll be installing a brakesmart controller also. Cheapest place to buy?

serpa4, is this a travel trailer or 5th wheel you are looking at. I don't recall any Toy Hauler TT's from Heartland other than one Razor in 2009. They did make a 3010 5th wheel and here is a link to the brochure for that series of Cyclone.

Yes, that is the model I'm going to purchase, but not going to pay 40K like theirs, over 15k less for me (used). Just cannot find any info on the travel trailer though.
